Before/After of Rent House


There are more pictures than I have patience to load of our soon-to-be-rent-house. We were very fortunate to basically get this house for free when we bought our house here in Western OK. Our house and this house are deeded together and this little house was just labeled a shed. The previous owner used it as a workshop, but other than being old and wind blown, it was in good shape. (sort of)
I scraped the pain off the whole house. The before pictures are actually after the scraping was done. We had to replace the outside doors. We would love to replace the windows too but there are a lot of them and we don't have a money tree. We were planning to wait until our house in Cushing sold so we could use the profit to fix up this house and do some updates to our own. But, since that house has sat on the market for 2 years, we were just wasting time when we could be making some rental income out of this little house.

These doors lead to the bathroom and closet. The view into the kitchen shows the nasty floors and "mess". I repainted all the doors, trim, and window trims inside the house.
The cupboard on the left was painted "Christmas red" on the inside and that had to go. We chose blue for the kitchen because we already had it. Easy choice!
This is the front of the house after the doors were put in. It is still lacking the trim around the doors.
I dug this trench and uprooted the bushes next to the house so we could lay new sewer lines. I dug and pulled, dug and pulled for DAYS...it was exhausting. The roots were as big as my arm in some places and 10 times as strong.
This was Justin's first experience with underground plumbing and he was frustrated (to say it lightly). He was able to take out his frustration by breaking the pipe with a hammer in just the right place that actually saved us some money. Hard things to explain, but I know the Lord took over the plumbing at some point.
The little piece of wood that held the glass in place was painted red on both sides, so I showed red through the glass. The only way to really fix it was to rip the thing apart. Instead, I taped off a "bevel" line and painted white around the glass on the outside to hide the red and it will have to d0.

Isn't she a beauty. We had some guys paint it and I wasn't pleased with the results. I pretty much scraped off the upper quarter of paint on this side and the back and rebrushed it on. The painters used a paint sprayer which made the old paint that didn't come off while scraping curl up and it looked terrible. Now it is smooth and not as "paint chippy".
I also painted the white trim. It still needs trim around the doors and our ladder doesn't reach to paint the trim up into the peak, so this will have to do for now. We have the trim for the doors, we just have to put it up.
This is the side of the house that faces the church on the corner of the block. It is just our big house on the corner, the little house and the church on the whole block.
This is the back of the house. Remember how nasty it looked before?
In the bathroom, we had to buy a new toilet tank and put in new flooring which is also on the counter top. It already had fixtures. It needs a hot water tank and some caulking done around the bathtub, but I thoroughly cleaned it out.
Here are the after pictures of the kitchen/dining room with the new floor, painted wall/trim/cupboard, new door, appliances, and trim waiting to be hung. Quite a difference! I have to say that this place is so much nicer and bigger than where we lived when we were first married. With housing like it is right now, it won't be hard to find a renter. We are still trying to figure out how much to rent it for. Everyone we talk to tells us a higher figure than the last, so we will see. Housing is insane out here!

OH how beautiful! You guys sure did do a lot of work and it looks amazing. That blue is so peaceful.

I'm not sure if it would help, but Zillow.com might give you a good idea of what to price the rent at if you look at other houses in your neck of the woods. :)

Beautiful! So much work, I'm sure. It is crazy how much time, energy, sweat and tears goes into fixing houses up. You did wonders with the given house! Wowza, fabulousness!
